San Clemente has five miles of coastline and scenic foothills. The secluded location of the City, was long admired by explorers and passing settlers, but it remained virtually un-inhabited until 1776, when the Mission San Juan Capistrano was established by Father Junipero Serra and led both Indian and Spanish settlers to set up villages nearby. There's lots of history and advententure to discover.
The rights to the land exchanged hands numerous times, but few settled there until 1925, when ex-mayor and real estate developer, Ole Hanson masterminded a 2,000 acre community. Hanson believed the pleasant climate and beautiful beaches would attract people that wanted to relax and enjoy life. The city of San Clemente was named after San Clemente Island. You can see this island and Catalina from many of our homes.
Hanson promoted the area and sold property to many buyers. The theme for the real estate in San Clemente is built in the classic Spanish style with red tile roofs. The Beach Club, Community Center, Pier and Max-Berg Plaza-Park, which were later donated to the City. San Clemente was incorporated as a City on Feb 27, 1928. You can still buy these Ole Hanson historical homes and benefit from favored tax breatks.
In 1969 former President Nixon acquired a Spanish style mansion which Hamilton Cotton had built in 1927. This White House in the West became the site of Many historically significant meetings. When Nixon was here, a huge American Flag flew from the helipad where he landed close to his residence. Now there are many estates and homes surrounding his former home overlooking the Pacific.
Despite the cities rapid growth, San Clemente today maintains its small-town atmosphere. The City is bounded on the east by the ClevelandNational Forest and on the west by the great Pacific Ocean. You'll enjoy shopping and dining on quaint Avenida Del Mar. There are still no parking meters, so you don't need to bring change. You may want to walk the beach trail which runs from Avenida Pico (at the train stop) to Califia near the State Beach Park. People enjoy the wonderful air quality and beautiful views.
San Clemente has grown over the last decade and now includes the popular area called Talega. With its beautiful golf course and Business Center, it has brought San Clemente a vibrancy, gorgeous architecture and a balanced and economically stable community.
San Clemente will always have a quiet village atmosphere, folks still stop to chat as they stroll Avenida Del Mar. People have favorite spots on the gorgeous 33 acres of beach which outline the south part of OrangeCounty. Be sure to claim your spot for the fireworks on the Fourth of July. San Clemente is one of the first master planned communities built from totally open land in the US.Many believed Ole Hanson had gone crazy, because he invested a great deal in a community an hour from Los Angeles and San Diego, which were the only two major cities in Southern California at that time. Of course there were no freeways then. The first plan submitted to the Orange County Board of Supervisors was rejected because the Board wouldn´t fund public streets when there were no buildings. Undeterred, Hanson kept ownership of the roads, whitewashed unpaved roads to make them appear as though they were clean, new concrete in aerial photos that he commissioned for his own marketing brochures. Some of those pictures adorn our office today at Coldwell Banker.
Ole Hanson attracted six hundred real estate investors and perspective home owners from L.A. and surrounding areas to hear his real estate pitch. He smoozed them with luxury and free hot meals that accompanied his spiel to get them to San Clemente. The average lots in San Clemente first sold for $300 and the prime lots went for $1,500. In less than six months, Hanson sold 1,200 lots and he evenset a record for homes sales. Hanson had an obsession for his spanish style dream homes, every deed in San Clemente demanded compliance with the stringent spanish colonial styling, which enforced uniform handmade red tile roofs and whitewashed walls of stucco. There was even a tile & wrought iron foundry established to service the needs of the rapidly growing community. Hanson didn't want any deviation from the spanish village dream. If a home was made in a style which didn´t comply with the guidelines, he would pay for it to be remodeled or buy it himself to rebuild it in accordance.
One great example of San Clemente´s ever increasing appreciation for its past is the Casa Romantica, which at one time was Ole Hanson´s bluff top home around the time period of the City´s founding. Casa Romantica was completed in 1928, unfortunately Hanson lost it to the bank during the Great Depression, since then the Casa has passed through various owners. It is now owned by the city and you'll enjoy visiting it to see the changing exhibits, hear lectures or listen to wonderful musical events.
